Through a cost segregation study we examine the assets of your building and segregate them into categories. These categories of assets can then be depreciated over different and faster recovery periods than if they remained in their original categories of residential real property (27.5 years) or nonresidential real property (39 years). For example, some assets can be categorized as land improvements (15 years) or personal property (5-7 years). A qualified team of specialists, including an architect, an engineer and a CPA, use blueprints and cost information for the building to determine what assets can be reclassified.
